 Why do we have a Client Validation process?
As a prospective tenant intending to enter into a lease, you would expect that we have done everything we can, to ensure that the landlord we introduce you to, has the resources and ability to provide proper secure rental space. You demand as a tenant that the landlord will manage his property in a manner which facilitates your business, and which meets your expectations and standards.
While there is always a degree of risk in anything, you expect that we introduce you to a landlord who will meet his commitments to you as his tenant. You also expect that as brokers we follow correct procedure and ensure that legal requiremnts are met, and that we help you minimise your risk. Given that this is the case, it is only fair that once we have done this and presented the properties to you, that you then reciprocate and provide your prospective landlord and ourselves with ample evidence that you, "a prospective tenant and client" is also equally able to meet your commitments.
Nobody likes to fill in forms or to divulge personal or business information; to spend unnecessary time or to take unnecessary risk. However, the information and credentials which we request, are required in completing any lease and also usually has to be kept on file for legal reasons. Providing proper information at the beginning often facilitates the negotiation process and speeds up the conclusion of the agreement. It will also help to accelerate the search process since the more we know about our tenants the better we are able to assist and offer advice.
No landlord wants to deal with a lease offer which is not properly completed and supported by credentials, just as you as a tenant you would not be prepared to consider a property which does not appear to have what you require.
In our business no client is too small, we have a number of rental options for small office and industrial users as well as furnished ans serviced office suites. The requirements for completing a lease are the same regardless of what size the area leased is . Once we receive proper and complete information we dedicate added effort to placing a client since we then know that the client is very serious in his or her intentions.
FICA information including certified copies of Identity documents and company information will be required before any agreements can be drafted or formal introductions made, and in addition these must be kept on file with any accepted lease application. While sometimes the necessary documentation may take a bit of hunting to obtain, we can not make any tangible progress until it is supplied.
It is better to prepare this information well in advance than to face disappointment and lost time because another tenant was better prepared and ready to make the same offer, faster.
